This real estate transaction will allow the 88th ABW to manage underutilized real estate and gain valuable area as in-kind consideration under 10 USC § 2667. In partnership with the Air Force Civil Engineer Center in San Antonio, the WPAFB EUL Site Development Lease (SDL) was officially signed in December 2024. Two parcels, Hilltop and Gerlaugh Farms, totaling 43.5, acres were leased to Synergy, which will develop eight commercial facilities over the next 10 years. Initial site preparation has begun. Beginning mid-September, Synergy will begin to access the site off National Rd versus coming through the installation entry points. At this time, no gate or road closures are currently expected from this activity; nor are major traffic impacts anticipated; however, there will be heavy equipment entering/exiting from a newly-created construction entrance on National Road during the hours of 6:00 a.m. to 5:00 p.m. daily Monday-Friday.
